CLAUDIA REID: DO NOT RENT BUILDING 28 IN ORANGE PARK, FL---> THIS MEANS YOU!

 Not Building 28.....Run! Forest Run! Please! If you are a clean person this is not the building for you trust me! if you have high blood pressure and you value your job, health and sanity! Run!  I went through hell and still going through hell in this building between squirrels running in my ceiling behind my walls and the  head of maintenance debunking everything I have said about rats and squirrels behind the walls and guess what folks! it came to roost. It took them 8 months to get professionals to come and trap the squirrels and patch the holes all over the building. Let me tell you!  they are back! this time its not squirrels I have a strong belief it is rats! Because of the noises in the bottom of the walls. and the lights flickering in the apartment.  Ive managed apartments and houses for years! I know what Im talking about.  If you don't say anything and you put up with it. Your the best tenant in the world. You open your mouth and beg for help!  your the worst and your crazy and paranoid! one day I was standing in front of my window and I overheard them talk about me and I couldn't believe it. They still didn't know I was right around the corner hearing them slam me. Here's the thing! I pay my rent every month, slaying squirrels in my home ....paying rent on time till this day! I will never forgive them for costing me my job. If I didn't have the pictures to show my bosses... I would have lost my job and I lost my high ranking status, lost bonuses making mistakes because of lack of sleep for 8-9 months! I will never forgive them ever!  I am angry about that! since they don't like to hear what this building cost me! they will hear it in this! I just want to finish this lease out and GO!  Now its 4:00 am in the morning and the animals in the wall is messing up my sleep an we have aggressive hungry squirrels because they were used to being fed by a tenant that had birdseeds on there porch and we have another tenant that has birdseeds! and the squirrels are trying to get in his place! I had to take my bee bee gun and shoot it to make it move! I cant even go in my apartment with bags of food without them trying to get at it. I have to sit in my car for at least an hour before my friend on wells road comes and rescue me! me and this other tenant have been banging on our walls for months!  This building is a dead ringer! there is no resolution... they waited too long to handle this! These squirrels are angry and pissed! I have to carry a bee bee gun just to fend them off!... Cant say I didn't warn you. if you think I am lying.... go ahead and let them show this building in the next 3 months when I leave!

Building 28.... any questions? If you want your light fix, sink fixed and any other repairs it will be acknowledged and done in a snap.. They are excellent in that area.  You mention the word infestation, squirrels or rats behind the walls. Now your paranoid! Its not happening! Let me tell you something... I am so fed up that I just cant take it anymore. Do not rent this building at all it is an absolute disgrace to the human race.  I have suffered for months  on my job, school and everyday life because of lack of sleep and still paid my rent on time till this very day.  This is the worst building in the whole complex the squirrels kept running in the ceiling back and forth morning and night without stopping and it didn't stop there until they became bold and dig massive hole from behind the bathroom sink leading to the ac vent room and those suckers were coming out on me to the point I had to barricade the AC room and load it up with MOTHBALLS which also made me sick I have photos of an actual squirrel coming out of the wall .... I thought the lady upstairs had a dog until I found out she did not.. Nothing was done professionally until November when winter hit and the animals needed a warm place to stay which was in this building. Your are guaranteed creatures in your laundry room. you can hear them in your closet and sometimes the light blinks in and out and then you hear scuffling and scratching. I sleep with a bat next to me to beat the walls so I can sleep for 10 minutes at a time. Before I signed that lease, I asked twice! Do you have a rodent problem? because I freak out if I see a rat .. I was told " No Ms Reid! We don't have that problem here!  I signed the lease on May 5, 2014 and then the action of the squirrels began when I noticed May 26th 2014.  I only had two weeks of peace. I went through hell to the point where I slept in my truck and slept at the Laquinta Inn down the road at times.  I had to cuss, scream, beg, cry my eyes out.. send nasty emails telling them I will call channel 7 news if this doesn't get resolved!  Not even a dent!  Almost lost my damn job over this. I had to show my boss pictures of squirrels coming in from the AC vent room just to prove why I was late most of the time. This messed up my stellar record at my job and I will never forgive them for that. I had to pay a guy I know to trap them for me before a professional trapper A+ Animal Control and Contractors came to and patch up all the holes. 8 months I went through hell in this place...I literally poisoned myself every night with ammonia... I have receipts of purchases I made of ammonia bleach you name it! I was getting sick and weak to the point where I couldn't even swallow my food. People were telling me that I smelled real bad of ammonia on my clothes, Human resources gave me 3 vacation days to wash my clothes and handle this business I will never forgive them for what they did to me and how long I had to wait for GREYSTAR to approve the resolution of an infestation that was here before I was brought to this disgusting building 28. I even offered to help pay for the resolution from day one!!! and I was refused! that's how desperate I was!  3 weeks ago I was offered a transfer to a new building...Im scared and I don't trust that either! I might get worse than what I have now!  There is a neighbor that had a feed bag on the porch to feed birds or something! Squirrels came from everywhere and took over the whole building inside and out!  And the squirrels are now dangerous because they are aggressive! They are hungry and they are used to being fed in this building!  I have been telling the old community manager for months!!!! about the neighbor that feeds the squirrels and it took months! to stop the madness. There was so much holes in this building it looked like swiss cheese.  And I was able to get at least 3 weeks sleep and now we have the same aggravation and I don't know what to do. I signed a lease and I am afraid if I break that lease it will be held against me.  These neighbors are not saying anything because they are so used to living like this.. That I look crazy for complaining.  I am a clean person and I do not tolerate mess. Now my apartment looks like a warehouse with boxes because I have been packed up with all my things since NOVEMBER 2014. Eventhough they have tried and failed after 8 months of the crap.. The same situation is happening all over again.  I called an ORKIN man in August and he said to me that there is a strong possibility I may have rodents in my walls. I sent them all the information of where the holes were in the building. Who had bird seeds in the building. We have two people living here that have birds seeds in there apartment in this building and I told them time and time again! And they are not letting these people take responsibility for causing us pain and suffering with rodents. A squirrel by law is part of the rodent family!.. They kept sending the same guy maintenance guy who whatever he says  is GOD to them even if it isn't true!  to the apartment to check things out of what I was saying and ofcourse he didnt hear anything because the action only happens at night and ofcourse they will not admit that there was a problem before I got here! even the neighbors said they came to a point where they got tired of being ignored so they said to hell with... it is what it is... Even the old tenant who had a baby was scared too.  This apartment is beautiful and renovated, but you can see the massive holes that was patch up in the apartment.  Why would you renovate over an infestation? why? Here is something else you will not believe. My next door neighbor had a dead squirrel in his dryer and he called maintenance for help and maintenance told him that the old commuity manager we had said that ** It is not important to go there to tonight to take out a dead squirrel. That poor man had to sleep in his apartment with smelly dead road kill until they came in the morning. His apartment still has a dead stench smell and this happened in October It is now FEB, you do the math! and again my rent is still paid every month on time!!!!!!! till this very day!
Why would you wait until the winter to do something about it?  What scares me is that the squirrels are getting very aggressive and mean and they intimidate you purposely! I am so scared believe me because I feel like I am surrounded in my apartment.. and now I hear them in my bedroom!  I cant wait to get out of here!!! do not RENT this building!

Claudia Reid: Checking out Apartment Complex Condition before signing the lease! Check the Enviroment!

Happy New Year Everyone... Its 2015 and this is what you need to look for before renting an apartment.

1. Make sure you drive around the apartment complex and check out the environment.  Don't do it in the morning.  Do it in the evening where you can see people interact and if it is a clean place.  See if the shrubs and flowers are well kept and grass as been cut.  check to see if Garbage area is clean. Find out when Garbage days are...... and got on that day to see if garbage is picked up.

Claudia Reid: Apartment Ratings May Not always be true... Dont Believe the Hype!

Keep in mind! Just because a place is nice and renovated..... Doesn't mean its good.  Let me explain.  Before you show interest.  Go to Apartment Ratings and read all the opinions from old to new tenants.  Don't read the positive ones... Look for the negatives and that's the window to future issues or positive experiences.

When you go on Apartment Rating and see everyone there write " BEST PLACE TO LIVE" I am renewing my lease 4 times in a row!   I moved out when management changed for the worse, but then I came back! and now I love this place more!"  blah blah blah.  

Obviously a majority of the ratings on ApartmentRatings.com are bull crap. And most of them are written by people in the management office.  How hard can it be to create dozens of profiles? Before you drive to the leasing office. Drive around the complex first if you can without drawing attention to yourself and also ........ THIS IS A BIG ONE!...... Do not look at the buildings next to the property mangers office!!!  drive all around the complex and drive all the way to the back to see the environment. 

Sometimes when you go past the leasing office, There could be a ghetto section of an element of people that they purposely put in the back of the complex so that visitors don't see them and drive them away.  Don't think that the leasing office is open to all people.  The impression you give them helps them decide where to put you.

CLAUDIA REID : 2 APARTMENTS TO AVOID IN ORANGE PARK, FL IF YOUR FROM OUT OF TOWN!! OR LIVING HERE!

Do you feel like you were duped by the Property Manager? Did the Property Manager answer all your questions? Did the property manager assure you there are no issues with the apartment? Did they show you the model of the apartment of your dreams and when you signed the lease it was nothing close to the model you were shown? 

Don't fear I too was duped by property managers and leasing consultants....  It came to a point where there were holes in the wall, wildlife Squirrels coming in to the apartment through the walls.  Not all Property managers are bad but there are a lot that will do whatever In there power to destroy your happiness.  Once you sign that lease there is no turning back.  You have a matter of days to change your mind and things sometimes happen a month or two where your already moved in, bought furniture and paid a boat load of money to move.   They don't care as long as they make there money for the owners of the building.  

Or you can be in a remodeled apartment and it looks !!! great !!!! Flawless! but guess what!  you have squirrels in your home!  Rats, Racoons at any other diseased animals behind your walls.  I will give you the tools and step by step on what I did to get there attention to do repairs and acknowledge the problem.  Don't let the leasing agent or the Property manager fool you, If there is an issue of roaches, rodents and etc.. They most certainly know about it before, during and after you move and then they rent the place to another sucker..

Here are two Apartments you need to avoid if you move to Jacksonville from New York, Pennsylvania anywhere outside of Jacksonville. 
1) LandMark at Maple Glenn - 1863 Wells Road  Orange Pak, FL. 
Issues:  most apartments not renovated, dog feces sometimes in front of your door and in the bushes under your window, Termites, Massive amounts of lizards and holes all over the building for wildlife to enter.  Maintenance Men show up days sometime months. The staff before this new staff were mean and had a bad attitude.  The place by Building 17 and in Building 17 was so nasty with Garbage on the ground. Over flow of garbage.  People walking dogs and not picking up after dogs.  The counter tops chewed up, the Fridge came apart on me, When I first moved in it had fleas and they did nothing about it until months later.

2) Arbors at Orange Park  - 198 Arora Boulevard  Orange Park, FL
BUILDING 28- is the worst building in the complex and the surrounding buildings behind it  33, 34 Maybe. The best apartments in that complex is the ones directly next to the property managers  office.  Building 28 has hords of squirrels and wildlife in the building.  They have two tenants that   have bird seeds the squirrels is trying to get to.   1 tenant purposely feeds the squirrels and because of that ..... the squirrels are eating there way in the building into peoples homes.
There is another tenant who has a bird  and lives like a pig, God knows what he has crawling in there and causing the squirrels to get aggressive and terrorize the tenants.   The building managers will not react quickly to complaints about wildlife coming into home. They are good at fixing your pipes and everything else.  They will do whatever they can to ignore the fact that there is a Squirrel/Rodent Problem. 

These two places have mold in the vents....

Make sure you get everything in writing..... I mean everything!!!!  Email and write letters certified mail.. Make sure they sign for it
Issues: Massive amounts of Squirrels running through the apartment ceilings, chewing through the walls inside and outside.  Digging holes to come into your apartment.
