Claudia Reid: Apartment Ratings May Not always be true... Dont Believe the Hype!

Keep in mind! Just because a place is nice and renovated..... Doesn't mean its good.  Let me explain.  Before you show interest.  Go to Apartment Ratings and read all the opinions from old to new tenants.  Don't read the positive ones... Look for the negatives and that's the window to future issues or positive experiences.

When you go on Apartment Rating and see everyone there write " BEST PLACE TO LIVE" I am renewing my lease 4 times in a row!   I moved out when management changed for the worse, but then I came back! and now I love this place more!"  blah blah blah.  

Obviously a majority of the ratings on ApartmentRatings.com are bull crap. And most of them are written by people in the management office.  How hard can it be to create dozens of profiles? Before you drive to the leasing office. Drive around the complex first if you can without drawing attention to yourself and also ........ THIS IS A BIG ONE!...... Do not look at the buildings next to the property mangers office!!!  drive all around the complex and drive all the way to the back to see the environment. 

Sometimes when you go past the leasing office, There could be a ghetto section of an element of people that they purposely put in the back of the complex so that visitors don't see them and drive them away.  Don't think that the leasing office is open to all people.  The impression you give them helps them decide where to put you.

CLAUDIA REID : 2 APARTMENTS TO AVOID IN ORANGE PARK, FL IF YOUR FROM OUT OF TOWN!! OR LIVING HERE!

Do you feel like you were duped by the Property Manager? Did the Property Manager answer all your questions? Did the property manager assure you there are no issues with the apartment? Did they show you the model of the apartment of your dreams and when you signed the lease it was nothing close to the model you were shown? 

Don't fear I too was duped by property managers and leasing consultants....  It came to a point where there were holes in the wall, wildlife Squirrels coming in to the apartment through the walls.  Not all Property managers are bad but there are a lot that will do whatever In there power to destroy your happiness.  Once you sign that lease there is no turning back.  You have a matter of days to change your mind and things sometimes happen a month or two where your already moved in, bought furniture and paid a boat load of money to move.   They don't care as long as they make there money for the owners of the building.  

Or you can be in a remodeled apartment and it looks !!! great !!!! Flawless! but guess what!  you have squirrels in your home!  Rats, Racoons at any other diseased animals behind your walls.  I will give you the tools and step by step on what I did to get there attention to do repairs and acknowledge the problem.  Don't let the leasing agent or the Property manager fool you, If there is an issue of roaches, rodents and etc.. They most certainly know about it before, during and after you move and then they rent the place to another sucker..

Here are two Apartments you need to avoid if you move to Jacksonville from New York, Pennsylvania anywhere outside of Jacksonville. 
1) LandMark at Maple Glenn - 1863 Wells Road  Orange Pak, FL. 
Issues:  most apartments not renovated, dog feces sometimes in front of your door and in the bushes under your window, Termites, Massive amounts of lizards and holes all over the building for wildlife to enter.  Maintenance Men show up days sometime months. The staff before this new staff were mean and had a bad attitude.  The place by Building 17 and in Building 17 was so nasty with Garbage on the ground. Over flow of garbage.  People walking dogs and not picking up after dogs.  The counter tops chewed up, the Fridge came apart on me, When I first moved in it had fleas and they did nothing about it until months later.

2) Arbors at Orange Park  - 198 Arora Boulevard  Orange Park, FL
BUILDING 28- is the worst building in the complex and the surrounding buildings behind it  33, 34 Maybe. The best apartments in that complex is the ones directly next to the property managers  office.  Building 28 has hords of squirrels and wildlife in the building.  They have two tenants that   have bird seeds the squirrels is trying to get to.   1 tenant purposely feeds the squirrels and because of that ..... the squirrels are eating there way in the building into peoples homes.
There is another tenant who has a bird  and lives like a pig, God knows what he has crawling in there and causing the squirrels to get aggressive and terrorize the tenants.   The building managers will not react quickly to complaints about wildlife coming into home. They are good at fixing your pipes and everything else.  They will do whatever they can to ignore the fact that there is a Squirrel/Rodent Problem. 

These two places have mold in the vents....

Make sure you get everything in writing..... I mean everything!!!!  Email and write letters certified mail.. Make sure they sign for it
Issues: Massive amounts of Squirrels running through the apartment ceilings, chewing through the walls inside and outside.  Digging holes to come into your apartment.
